A Realtor
who builds.

I'm Adam Tuck, a Richmond Realtor with Option 1 Realty and part of the team at ADR Construction. I've taken homes from raw land to closing day, and I bring that eye to every house I help you buy or sell.

Why work with a builder

What a builder's eye gets you.

Most agents see a house the way buyers do. I see it the way it was built: the framing, the systems, the shortcuts and the craftsmanship. That changes how you buy and how you sell.

Buying

  • I see past fresh paint. Foundations, roofs, additions and the shortcuts other agents miss.
  • I know what a fix really costs, so you negotiate with real numbers, not guesses.
  • New construction, from the builder's side of the table. I read the specs and contracts before you sign.

Selling

  • Fix what pays. I tell you which repairs are worth making before listing and which aren't.
  • Price it by how it's built, not just by the comps down the street.
  • Market the details buyers pay for: framing, finishes, systems and craftsmanship.

Sell with a builder's eye. Keep more of your equity.

Full service: pricing from someone who knows how houses are built, professional photography, MLS and online marketing, negotiation and a managed closing. My listing fee is 1.95%.

Rebuild what you have

Kitchens, baths and whole-house renovations, up to taking an old house down to the brick and starting over inside.

Example: North Robinson Street, The Fan
Bromley Cape Cod with a second-story addition
Additions

Add the space you need

Second stories, new wings, basements and rooftop decks, tied into the original house so it looks like it was always there.

Build from the ground up

A new home on your lot, from plans and permits through construction, with one person keeping it on track.

Design, done right.

I work alongside architects, interior designers and draftsmen, and I know the details are the design: trim profiles, tile layouts, how a window meets the wall. Bring your designer and I'll build to their drawings. Don't have one yet? I'll connect you with great designers, or work through the plans and finishes with you directly.

North Robinson, start to finish.

Architect Chris Snowden and I walk through how a gutted 1931 rowhouse in the Fan became a three-story home with a basement, a light well and a rooftop deck: what we kept, what we changed, and why the details mattered.

What's included
  • Listing fee: 1.95% with Adam, compared with a 3% listing fee. Commissions are always negotiable. Buyer's agent pay is a separate, negotiable line in both columns.
  • Virginia grantor tax: $0.50 per $500 of price, customarily paid by the seller.
  • Estimates: deed preparation and settlement $600. Prorated property taxes depend on your closing date. Virginia caps what HOAs can charge for resale packets.

Estimates for planning, not a loan offer or a settlement statement. Your Loan Estimate and Closing Disclosure show actual figures.
